What is   MSA Map™?

MSA Map™ is a unique mapping service designed to provide valuable information to commercial real estate professionals. What makes this service unique is:

  • We license current and accurate supply-side data for commercial real estate properties
  • We license complimentary data including demographics, environmental, and traffic volumes
  • We offer the most extensive data selections in an online mapping service
  • We make creating maps easy and accessible.

System/Browser Requirements

Before you get started using MSA Map™, it is recommended that you set your computer’s display and other system configurations with specific settings to ensure the best results.

System Configurations
The following are the recommended settings for MSA Map™:

  • Set your monitor display to 600x800 pixel resolution or higher.
  • Select 256 colors or higher.

You can change these settings through the Windows Control Panel and the Display option. The Settings tab allows you to change the Display area, the font size, and the color palette. Please refer to your Windows documentation for more information.

Internet Browser Settings
You access MSA Map™ through the Internet by using your browser. MSA Map™ supports the following browsers:

If you are using Netscape, it is recommended that you use a font size of 12.

To turn off the header and footer information that the browser places on printed pages:

Netscape 4.0

  • From the file menu, select page setup.
  • Ensure that the Document Title and Document Location (URL) check boxes are not checked.
  • Ensure that the Page Number, Page Total and Date Printed check boxes are not checked.

Internet Explorer 3.02 and 4.0

  • From the File menu, select Page Setup.
  • Press the Headers/Footers… button on the Page Setup dialog box.
  • Delete the entries in the four header/footer text boxes.
  • Press OK.

Starting a Map (logging on)

In order to access MSA Map™, you need to have a login code and password. To get to the login page, go to the Bruton home page, and select the "MSA Map Log-In" icon, or simply click on the map displayed at the center of the page. Enter your User Name and User Passcode, and click "ok" (to the left of the login fields) to enter MSA Map™.

When creating a new map, you may locate a specific address, city or ZIP Code. The location is identified with a pink star that appears in the center of the map. You may also select other information you want to display on your map. To create a new map:

  1. Enter the correct address, city, or ZIP Code you want to use as a starting point for your map. You may also use the @-sign to enter an intersection of two streets: for instance, brookriver @ mockingbird.
  2. Indicate the maximum radius, in miles, that you want the map to encompass.
    NOTE: The number entered specifies the radius from the requested geographic location, such as street address or intersection. If you do not enter a number, MSA Map will use the default setting (1 mile). To change your default settings, please refer to "customizing MSA Map".
  3. Select one or more property types, if desired, you want to display (apartment, industrial, office, retail).
  4. Select the other data categories you want to display on the map - demographic, environmental, or traffic counts.
    NOTE: You can automatically display certain layers every time you create a map, by selecting them as defaults in the custom map preferences .
  5. Click OK.

MSA Map identifies the location you requested with a pink star. Any additional map layers will be displayed if they were checked in the Custom Map Preferences settings.

MSA Map provides different layers of information that you may add to your map. The data categories provided are:

Real Estate Data

The real estate data are comprised of four layers: office, industrial, retail, and apartment.  Each layer displays a symbol identifying a specific property by address. Each real estate layer is represented on the map in the following manner:

Traffic Data

Traffic data are displayed as small red squares, which represent the location from which the Annual Average Daily Traffic Volume (AADTV) has been measured. As you zoom in closer, the AADTV is displayed at each sample location. You may also use the Identify tool to see detailed information regarding the traffic volume at a specific location.

The following describes information relating to the traffic count. This data are licensed from Geographic Data Technologies.

Demographic Data

Demographic data is added to the map in thematic, color-filled layers by block group (one census tract is made up of several block groups). There are 18 demographic layers available. Each layer is  divided into 5 pre-set classes (i.e. the total range of values within each layer is divided 5-way). You may display only one demographic layer at a time on the map. The following table lists all the 18 layers available:

Environmental Data

There are eight separate environmental layers and all may be displayed simultaneously on the map. All layers are displayed as symbols identifying the site, except the flood plain layers which is thematically colored identifying the geographic area. The following identifies the layers and the corresponding symbols:

  • Flood plains
  • Flood plain buffers
  • Air pollutant sites
  • Scap sites
  • Scap clean up sites
  • SuperFund sites
  • SuperFund clean up sites
  • Hazardous waste sites

Major Map Features

Major Map Features describe the different cartographic data you may display on a map. 

  • County boundaries
  • ZIP Code boundaries
  • Block group boundaries
  • Parks
  • Landmarks
  • Rivers
  • Railroads
  • Commuter rail
  • Major highways & interstates
  • Streets
  • Airports

The display of these features can depend on the current zoom level. Some layers, such as streets, are too dense to appear at a county level; therefore, a threshold is enforced to only display the dense street network when zoomed in at a high-enough level.


Using the Toolbar to Analyze Data Layers

MSA Map™ provides a toolbar at the top of the screen that contains a set of buttons. Each button relates to a special feature within MSA Map™:

Zoom InZoom In -
Displays a closer view of the map area centered at the point where you click on the map using the cursor.

Zoom OutZoom Out -
Displays a more distant view of the map area centered at the point you click on the map using the cursor.

PanPan -
Re-centers map from the point you click on the map using the cursor.

IdentifyIdentifying An Individual Feature -
Identifies the feature selected in the active layer on the map and opens a second window displaying detailed information about the feature.
How to view detailed information on the active layer:

  1. Select the Data Category you want.
  2. Select the Active Layer for the data category on which you want to view details.
  3. Click on the Identify button on the toolbar.
  4. Click on the individual symbol or map feature for which you want to view detailed information. A new window appears displaying specific information about the map feature you selected.
  5. Close the window when you are done.

ListListing Multiple Features -
The List function gives you the ability to identify all of the properties displayed in the active layer for the current map view. Clicking the List button assigns a number to each property of the active layer in the current view, and opens a separate window that lists the address for each numbered property.
To display a list of properties:

  1. Select Real Estate as the data category.
  2. Select one of the property types – apartment, industrial, office or retail – as the active layer.
  3. Click on the List button in the toolbar and a new window opens displaying a list of properties as described above.
  4. Close the window when you are done.

LabelAdding Symbols and Text (Labels) -
MSA Map allows you to add various symbols and text labels to your map. These symbols can help highlight specific sites or differentiate one location from another. It may take several tries to position the labels where you want them. You may want to practice adding labels to determine where to click on the map to receive the desired results.

NOTE: It is recommended that you add labels after you have added all of the other data layers and have the final view of the map area displayed. This will help ensure that the labels you add are in the desired locations.

Adding a Symbol Label -
To add a symbol label to your map:

  1. Select the Label button from the MSA Map toolbar. The Symbol Selection window appears.
  2. Click on the symbol you want to add.
  3. A  message window appears:
    Label Message Box

    Select OK to dismiss.
  4. Click on the map where you want the symbol to appear. The label is added and is centered on the point where you click on the map.

Adding a Text Label -
To add a text label to your map:

  1. Select the Label button from the MSA Map toolbar and the Symbol Selection window appears.
  2. Enter the text (string) that you want displayed on your map in the designated text box .
  3. Click the hand icon beside the text box.
  4. Select OK when the message window appears:

  5. Click on the map where you want the text label to appear. The label is added and is centered on the point where you click on the map.

Clearing Labels -
You may clear the labels from the map by doing the following:

  1. Select the Label button from the toolbar.
  2. Click on the Clear All button (located on the left side side of the window; you may need to scroll down to be able to see it). All the labels you have added to the map are removed, and the map redisplays.
    NOTE: Remember that the Clear All button removes all of the labels you have added.

TitleAdding a Title and Additional Legend -
Displays the title page to specify a unique title and map description to appear on the printed map. For instance, you can use this tool to provide additional explanation to any (numbered) labels you may have added to your map.

Print PreviewPrinting Your Map -
You can print a map using the Preview tool. Your map, as it will roll out the printer, is displayed when you hit the Preview button, and may contain customized company information as well as descriptions (see Title section) that you provide.

Before You Print -
There are a few preparations you need to make before you print your map:

  1. Select the page orientation (landscape preferred) on the Custom Preferences.
  2. Make sure that the page orientation on your printer setup for your browser (Netscape or Explorer) is the same as the orientation you selected in MSA Map.
  3. Select the other custom settings on the Custom Preferences page you want to print with your map, such as the company logo.
  4. Add a title and/or map description to print with your map.

Print Preview -
The Print Preview feature lets you view your map layout before you print. In the print preview window, you will see the map and legend laid out just as they will print. You must go to preview mode before you can print a map. To see your map in print preview:

  1. Click on the Preview button on the MSA Map toolbar.
  2. A  window appears displaying your map for printing.
  3. If you wish to change any of the information on the map before you print, simply close the print preview window and make the changes.

Printing a Map -
To print a map:

  1. Click on the Preview button on the MSA Map toolbar.
  2. A second window appears displaying your map for printing.
  3. Select Print from the browser window and the Print dialog box appears. (If you are using Internet Explorer 4.0, the dialog box does not appear. The map is sent directly to the printer using the default settings.)
  4. Select the page orientation, landscape or portrait, that matches the orientation for the map you created in MSA Map.
  5. Click OK, and the map is send to the printer.

New MapStarting a New Map -
You may start a new map at any time (without having to log off):

  1. Select the New button from the MSA Map toolbar.
  2. The start page appears.
  3. Specify the options you want to create a new map.
    NOTE: When you start a new map, any map you have previously created is lost.

Log OffExiting MSA Map™ (Log Off) -
It is important to exit MSA Map™ by properly logging off the application. This lets the system know that you are no longer going to create maps. Because MSA Map™ is an Internet application, you can easily enter another web address and leave the MSA Map™ site, without actually logging off. If you accidently dismiss your browser window without logging off, it will take several minutes before you can log on again.

Logging off the application is recommended for the following reasons:

  • Notifies the system that you are no longer logged on, and therefore stops the automatic timer.
  • Allows you to log back onto the application when you want.

MSA Map™ has an automatic timer that tracks when a customer is actively using the system. If there is no activity in a 20 minute time frame, MSA Map™ will automatically log off the user ID. You must log back onto the system by going to the Bruton Home page.

The timer is restarted every time you request information from MSA Map™. This request can be in the form of a new map, a query of data, selecting a button from the toolbar, and so forth. This timer allows you to continue working and staying logged on as long as you continue using the system.

To exit MSA Map™:

  1. Select the Home button from the MSA Map™ toolbar.
  2. You are logged off the system and returned to the Bruton Information Home page.

Adding Data Layers

MSA Map™ provides five data categories:

Real Estate
Traffic
Demographic
Environmental
Major Map Features

Each of these categories has one or more layers that you may add to your map. For example, the demographic category has 18 different layers for population, households, household income and age.

Adding Real Estate Properties -
MSA Map provides four types of real estate properties and identifies them with the following symbols:

Each property type is a separate data layer on the map and has its own set of detailed information from which to select.To add a new real estate data layer to your map, follow the steps below:

  1. Select Real Estate from the Data Category list.
  2. Select the property type (for instance, "office") from the Active Layer list.
  3. Identify which properties to display by specifying the criteria in the text boxes relating to the information you want. To display all available properties, leave all text boxes blank.
  4. Click Apply.
  5. Please allow your browser enough time to update the map, before you continue.

Adding Traffic Information -
The traffic information consists of only one layer. To turn on the traffic layer, select "traffic" from the Data Categories list, check the Traffic box, and hit apply at the bottom of the query field.

Adding Demographic Information -
Many demographic layers are available. For a complete listing, see Demographic Data. Only one demographic layer may be displayed on the map at a time. Demographic layers are displayed by block group as a color-filled (thematic) map. The ranges are pre-set to provide the most meaningful distribution for each layer.

To add a demographic data layer to your map:

  1. Select Demographic from the Data Category list.
  2. Select the demographic layer you want to display.
  3. Click Apply.

Adding Environmental Data -
Environmental data layers available include:

  • Flood plains
  • Flood plain buffers
  • Air pollutant sites
  • Scap sites
  • Scap clean up sites
  • SuperFund sites
  • SuperFund clean up sites
  • Hazardous waste sites

To add environmental data to your map:

  1. Select Environmental from the Data Category list.
  2. Check each of the environmental layers you want to display.
  3. Click Apply.

Environmental data are displayed as symbols identifying the specific sites, except for the flood plain layer that is displayed as color-filled (thematic) boundaries.

Adding Major Map Features -
To add map features to your map:

  1. Select Major Map Features from the Data Category list.
  2. Check each of the map feature layers you want displayed.
  3. Click Apply.

NOTE: The display of these features depends on the current zoom level. Some layers, such as streets, are too dense to appear at a county level; therefore, streets are displayed only at zoom level 6 (the numbers are displayed on the right-hand side of the map area). Refer to Major Map Features for more information.


Customizing MSA Map

You may customize your maps to fit your specific needs. Several options may be found by selecting the Custom button on the start page (i.e. where you specify address and other information before generating a map), which then displays various custom preferences and custom map settings (accessed from the Custom Preferences page).

Custom Preferences -
The Custom Preference page allows you to specify how you want your map to appear on the printed page. You may select various legend options and page orientation.

Legend Information -  When you print a map, you may customize the information that appears in the legend and map image. You have the option to include the following:

  • Company logo in the bottom right corner of the map image
  • North arrow symbol
  • Scale bar indicating distance
  • Legend on or off

Customer Information -  In addition, you may include company-specific information that appears at the bottom of the legend.

  • Company name
  • Address
  • City, State, ZIP Code
  • Phone number

Page Orientation -  The orientation of the page refers to how the map appears when you print it. The Print Preview mode displays the map and legend based on the selected orientation. When you print the map, you are using the print feature of your browser.  You may print your map in one of the following orientations:

  • Portrait
  • Landscape

NOTE: Please refer to your browser page or print setup to make sure the page has the same orientation as the map orientation.

Custom Map (Display) Settings -
You have the option of specifying which data layers are automatically displayed when you create a map. These options are available on the Custom Map page, which can be accessed from the Customer Preferences page.

The following lists the map settings you may select:

Zoom Level Specifies the radius (miles) from the desired address or location when starting a new map.
Traffic Volumes Displays a symbol and volume count at designated points on the streets to indicate the average number of vehicles that pass that point on a given day.
Major Map Features Specifies the different cartographic layers displayed when a map is created. Some layers, such as streets, are not displayed at certain zoom levels, due to cluttering. You must  zoom in to a certain level before they appear on the map.
Demographic Data Demographic information is displayed as a color-filled map by block group (block groups make up census tracts). Only one demographic layer can be displayed at a time. You can select  one of the demographic categories to be your default. When you request demographic data as part of a new map, the demographic layer you select as your default setting is displayed.
Environmental Data Displays symbols representing environmental sites. Any demographic category that is selected in your default settings, will be displayed when you generate a map.

Optimizing Browser Performance (Clear Cache)

The following section is designed to provide you with information that may help you as you use MSA Map.

Deleting Temporary Internet Files -
Your Internet browser stores temporary Internet files on your hard drive each time you visit different sites. It is recommended to delete this files often because:

  • Temporary files take up space on the hard drive.
  • Temporary files may be old and could cause problems when you revisit sites, especially MSA Map.

To delete these files, and history files, follow the steps below for your browser.

Internet Explorer 3.02

  1. Select Preferences from the Edit menu.
  2. In the Category window of the Preferences dialog, choose Cache under the Advanced category.
  3. Press the Clear Disk Cache button.
  4. Click OK in the dialog box that appears.

Internet Explorer 4.0

  1. Select View from the main menu.
  2. Select Internet options from the drop down list.
  3. Select the General tab.
  4. Click on the Delete Files in the Temporary Internet Files section of the dialog box.
  5. To delete the History files, click the Clear History button.

Netscape 4.0

  1. Select Preferences from the Edit menu.
  2. In the Category window of the Preferences dialog, choose Cache under the Advanced category.
  3. Press the Clear Memory Cache button.
  4. Click OK in the dialog box that appears.

Traffic Data

Traffic data are displayed as small red squares, which represent the location from which the Annual Average Daily Traffic Volume (AADTV) has been measured. As you zoom in closer, the AADTV is displayed at each sample location. You may also use the Identify tool to see detailed information regarding the traffic volume at a specific location.

The following describes information relating to the traffic count. This data are licensed from Geographic Data Technologies.

Demographic Data

Demographic data is added to the map in thematic, color-filled layers by block group (one census tract is made up of several block groups). There are 18 demographic layers available. Each layer is  divided into 5 pre-set classes (i.e. the total range of values within each layer is divided 5-way). You may display only one demographic layer at a time on the map. The following table lists all the 18 layers available:

Environmental Data

There are eight separate environmental layers and all may be displayed simultaneously on the map. All layers are displayed as symbols identifying the site, except the flood plain layers which is thematically colored identifying the geographic area. The following identifies the layers and the corresponding symbols:

Major Map Features

Major Map Features describe the different cartographic data you may display on a map.

  • Railroads
  • Commuter rail
  • Major highways & interstates
  • Streets
  • Airports

The display of these features can depend on the current zoom level. Some layers, such as streets, are too dense to appear at a county level; therefore, a threshold is enforced to only display the dense street network when zoomed in at a high-enough level.


Using the Toolbar to Analyze Data Layers

MSA Map™ provides a toolbar at the top of the screen that contains a set of buttons. Each button relates to a special feature within MSA Map™:

Zoom InZoom In -
Displays a closer view of the map area centered at the point where you click on the map using the cursor.

Zoom OutZoom Out -
Displays a more distant view of the map area centered at the point you click on the map using the cursor.

PanPan -
Re-centers map from the point you click on the map using the cursor.

IdentifyIdentifying An Individual Feature -
Identifies the feature selected in the active layer on the map and opens a second window displaying detailed information about the feature.
How to view detailed information on the active layer:

  1. Select the Data Category you want.
  2. Select the Active Layer for the data category on which you want to view details.
  3. Click on the Identify button on the toolbar.
  4. Click on the individual symbol or map feature for which you want to view detailed information. A new window appears displaying specific information about the map feature you selected.
  5. Close the window when you are done.

ListListing Multiple Features -
The List function gives you the ability to identify all of the properties displayed in the active layer for the current map view. Clicking the List button assigns a number to each property of the active layer in the current view, and opens a separate window that lists the address for each numbered property.
To display a list of properties:

  1. Select Real Estate as the data category.
  2. Select one of the property types – apartment, industrial, office or retail – as the active layer.
  3. Click on the List button in the toolbar and a new window opens displaying a list of properties as described above.
  4. Close the window when you are done.

LabelAdding Symbols and Text (Labels) -
MSA Map allows you to add various symbols and text labels to your map. These symbols can help highlight specific sites or differentiate one location from another. It may take several tries to position the labels where you want them. You may want to practice adding labels to determine where to click on the map to receive the desired results.

NOTE: It is recommended that you add labels after you have added all of the other data layers and have the final view of the map area displayed. This will help ensure that the labels you add are in the desired locations.

Adding a Symbol Label -
To add a symbol label to your map:

  1. Select the Label button from the MSA Map toolbar. The Symbol Selection window appears.
  2. Click on the symbol you want to add.
  3. A  message window appears:

    Select OK to dismiss.
  4. Click on the map where you want the symbol to appear. The label is added and is centered on the point where you click on the map.

Adding a Text Label -
To add a text label to your map:

  1. Select the Label button from the MSA Map toolbar and the Symbol Selection window appears.
  2. Enter the text (string) that you want displayed on your map in the designated text box .
  3. Click the hand icon beside the text box.
  4. Select OK when the message window appears:

  5. Click on the map where you want the text label to appear. The label is added and is centered on the point where you click on the map.

Clearing Labels -
You may clear the labels from the map by doing the following:

  1. Select the Label button from the toolbar.
  2. Click on the Clear All button (located on the left side side of the window; you may need to scroll down to be able to see it). All the labels you have added to the map are removed, and the map redisplays.
    NOTE: Remember that the Clear All button removes all of the labels you have added.

TitleAdding a Title and Additional Legend -
Displays the title page to specify a unique title and map description to appear on the printed map. For instance, you can use this tool to provide additional explanation to any (numbered) labels you may have added to your map.

Print PreviewPrinting Your Map -
You can print a map using the Preview tool. Your map, as it will roll out the printer, is displayed when you hit the Preview button, and ma
